Registration
When Registration Is Required
Manufactured homes must be registered when they are:
- Located on land owned by someone other than the manufactured home owner, such as a mobile home park.
- Located on land owned by the homeowner but rented or leased for business use.
- Newly purchased or transferred into Alabama from another state.
A newly purchased manufactured home or a manufactured home brought into Alabama must be registered with the county registration official within 30 days.
Required Documents
To complete a registration, the following are required:
- Driver's license or state-issued identification for each owner.
- Proof of ownership.
- Proof that applicable sales tax has been paid.
- For manufactured homes 2000 and newer: Title or Alabama Certificate of Title Application.
- For manufactured homes 1999 and older: A notarized bill of sale is required in place of a title or title application.
Bill of Sale Requirements
The bill of sale must include:
- Year, make, model, size, color, and VIN
- Date of purchase
- Purchase price
- Printed names and signatures of the seller(s) and buyer(s)
Only two owners may be listed on the manufactured home registration.
For a casual sale between individuals, the bill of sale must be notarized.
Alabama dealers must show the sales tax collected on the bill of sale. For out-of-state dealer purchases and casual sales, applicable sales tax must be paid at the time of registration. If proof of sales tax payment is not provided, sales tax will be calculated and collected based on the purchase price.
Registration Decal
A registration decal is issued when the manufactured home is initially registered and all applicable fees have been paid. The decal includes a letter identifying the type and occupancy status of the home.
Instructions on the back of the decal explain how it must be displayed. The decal should be properly displayed to avoid possible citation fees.
